Meridian Asset Management has agreements in place with the Ministry of Social Development and its housing providers to supply new Social Housing on a lease basis. We are acquiring existing residential property and redeveloping them with the construction of Duplex Units.
The Government backed leases are 5 + 5 years with rent reviews every 2.5 years and CPI adjusted rental increase annually.
Meridian has 4 projects underway with another 3 in concept design phase. Further acquisition negotiations are taking place on additional identified properties.
Interest rates on New Zealand Term Deposits (TDs) are almost the same stretching from 6 months out to 5 years. In fact, currently you’d be more likely to earn less on a 5 year term than a 6 month term. This is what is referred to as an inverted or negative yield curve and current TDs are averaging 2.8% per year.
We offer investors a save investment opportunity over a period of 24 months. The investment will be in property development, however not tied or dependant on the sale or rental of any properties.
Meridian guarantee a 15% return over the period of the development, capped at 24 months. We also back the investment with a security which will be further discussed once discussions are opened.
